I am a full-time, licensed Arizona Realtor®. My real estate career began after retiring from a 30-year career in corporate America, managing computer information security with teams in the U.S. London, and India. I joined the Realtor board in 2018 and joined Keller Williams Realty, later moving to My Home Group in Scottsdale. I have lived in Phoenix all my life; in fact I'm a 4th generation Native! I love our beautiful state and all its glorious sunshine vast blue skies, and desert mountain vistas. I am a member of the National Association of Realtors® (NAR), the Arizona Regional Multiple Listing Service (ARMLS) and the Phoenix Area Association of Realtors® (PAR). My license number is #SA682745000 and can be verified with the Arizona Department of Real Estate here.
The short answer is all of them because if I don't, I know someone who does. Generally, I serve and specialize in the Central Phoenix, North Phoenix, and Scottsdale areas but I have sold homes all over the Phoenix Metro Area.
For sellers, my fee is between 5% - 7% depending on services requested and the amount the home sells for. Normally, I pay the agent who brings our buyer 50% of my fee.
Generally, there is no cost to home buyers for my services because the listing agent of the property publicly offers a fee to the agent who procures the buyer. My fee is also paid by most home builders if a buyer is interested in building a home or purchasing a “spec” home from a builder’s inventory.
Of course! Almost everything is negotiable! Every listing is unique and you will have the opportunity to customize your marketing program which will in part determine my fees. I must warn you that I am an expert negotiator which is why you will be glad you hired me.
If you search this online, you'll notice that some realtors say Spring is best, others say November, and then another group say it's June. The truth is, it depends. We can look at the data from last year or the last 10 years to determine when homes sold the fastest and when they sold for the most money, but that is history and in real estate, history does not always predict the future very well.
There are so many other factors that drive the best time to sell such as:
The best way to determine the best time to sell is to talk to The Bulldog Realtor as soon as the thought of selling enters your mind. Knowing your options will help you make the right decision for you. Give me a call to schedule a time to grab a coffee and discuss your real estate journey!
